STAGE 01

Project Fit & Preconstruction

We evaluate the property, scope, budget, schedule, design status, and project requirements before construction begins. Preconstruction may include constructability review, preliminary budgeting, scheduling, consultant coordination, permitting requirements, procurement planning, and risk identification.

STAGE 02

Design Coordination

Black Harbor BD can work with your existing architect or coordinate with qualified design partners, interior designers, landscape architects, engineers, and specialty consultants.Our role is to connect the design documents with the realities of construction.

STAGE 03

Budget & Planning

Luxury residences require careful cost planning. We develop and refine budgets as the design, materials, site conditions, and construction requirements become clearer. Owner selections and requested changes are reviewed for their potential cost and schedule impact.

STAGE 04

Permitting & Procurement

We coordinate the information and professionals required to move permitting forward and plan procurement around the construction schedule. Custom materials and specialty products can carry significant lead times, making early selections and approvals important to maintaining progress.

STAGE 05

Construction

Once the project is ready, construction progresses through site work, foundations, structure, building systems, exterior construction, interior finishes, specialty installations, and final preparation. Black Harbor BD coordinates trades and project activities throughout the build.

STAGE 06

Quality Control & Reporting

Quality is reviewed throughout construction—not only at the final walkthrough. Clients receive visibility into progress, schedule, budget, upcoming decisions, procurement, changes, and key project issues based on the project's management requirements.

STAGE 07

Completion & Warranty

Final inspections, punch-list work, system checks, documentation, and client walkthroughs bring the project to completion. Applicable warranty information and project documentation are provided according to the construction agreement.
